Florida Short-TermRental Licensing

Florida's STR rules are a patchwork of state DBPR licensing, county tourist development tax registration, and aggressive city-level enforcement. Miami Beach in particular maintains some of the strictest STR enforcement in the nation.

Florida Snapshot

Local rules at a glance.

Permitting

DBPR Vacation Rental License (state) + city/county STR permit where required

Taxes

Florida Sales Tax + County Tourist Development Tax (typically 5–6%)

Penalties

$500–$20,000 per violation; Miami Beach issues fines starting at $1,500/day

Key Notes

Many cities prohibit STRs in single-family zones. Miami Beach requires advance booking minimums in most zones.
