Florida
Florida's STR rules are a patchwork of state DBPR licensing, county tourist development tax registration, and aggressive city-level enforcement. Miami Beach in particular maintains some of the strictest STR enforcement in the nation.
Texas
Texas leaves STR regulation to municipalities, creating wildly different rules between Austin's Type 1/2/3 framework and Houston's lighter-touch approach.
California
California's coastal cities lead the country in STR enforcement. LA's Home-Sharing Ordinance limits non-primary-residence rentals; San Francisco enforces strict primary-residence rules.
Arizona
Arizona is one of the more STR-friendly states, but Scottsdale and Sedona have introduced licensing, neighbor-notification, and emergency-contact requirements with real teeth.
Colorado
Mountain resort towns have aggressive STR caps and lottery-based licensing. Denver allows only primary-residence STRs.
Tennessee
Nashville distinguishes between owner-occupied and non-owner-occupied STRs, with strict zoning. The Smokies have lighter rules but require state lodging registration.
North Carolina
North Carolina is generally STR-friendly. Asheville restricts whole-home STRs in residential districts; coastal towns require registration.
South Carolina
Charleston's tiered STR ordinance is among the strictest on the East Coast. Hilton Head is lighter-touch but requires registration and tax compliance.
Hawaii
Hawaii has the strictest STR landscape in the country. Bill 41 on Oahu effectively eliminated under-90-day rentals outside resort zones; Maui has paused new STR permits in many districts.
Nevada
Clark County and the City of Las Vegas have introduced strict STR licensing with caps, distance requirements, and steep penalties. Reno and Tahoe have separate rules.
